PLEASE TAKE NOTICE that TowerNorth Development, LLC (“TowerNorth” or “Applicant”) filed an application with the Township of Hopewell Land Use Board (the “Board”) for use variance, height variance, lot coverage variance and minor site plan approval, proposing to construct a 150 foot telecommunications monopole tower (approx. 154 ft. to the top of the lightning rod), related ground equipment and generator within a proposed fenced compound, and other related improvements on the subject Property (collectively, the “Project”). The Project will include T-Mobile antennas installed near the top of the monopole and will be designed to accommodate additional wireless carriers. The property which is the subject of this application is located at 662 & 654 Shiloh Pike, Hopewell Township, Cumberland County, New Jersey, which is located in the HCB Zoning District is designated on the Township Tax Maps as Block 58, Lot 10 (“Property”). Applicant is seeking the following variances, approvals and waivers:

• Use Variance for use not permitted in the zone
• Height variance
• Lot coverage variance
• Minor site plan approval, or in the alternative (if so required) preliminary & final major site plan approval

TAKE FURTHER NOTICE that the Applicant shall also seek such approvals, waivers and variances from the requirements of the Township’s zoning/ land use ordinance as may be deemed necessary or required by the Board at the hearing in this matter.

TAKE FURTHER NOTICE that the Township of Hopewell Land Use Board will meet at 7:00 p.m. prevailing time, on Wednesday, September 16, 2026. The Land Use Board Meeting will be held in the Hopewell Township Municipal Building, located at 590 Shiloh Pike, Bridgeton (Hopewell Township), at which time opportunity will be given to all those in interest to be heard and at which time the Board may approve, modify or deny the application. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given the opportunity to be heard with respect to the aforesaid application.

TAKE FURTHER NOTICE that copies of the application, plans and documents are on file in the office of the Land Use Board Secretary, at the Hopewell Township Municipal Building. You may contact the Board Secretary at 856-455-1230 x-118 to make arrangements to view the application documents and plans or you may request a copy of the documents by directing an email to the Land Use Board Secretary at clerk@hopewelltwp-nj.com.

This notice is given pursuant to N.J.S.A. 40:55D-1 et seq., and by the order of the Township of Hopewell Land Use Board.
